Welcome, and thank you for choosing to use the space in the Eemklooster.
This place has been lovingly created to enable awareness, transformation and connection.
Naturally, some legal arrangements are also part of the process.
In this document, you will find the agreements that apply when you – on a regular or occasional basis – rent from Serene Warrior. These terms are intended to prevent misunderstandings and establish clear boundaries. They may sound strict at times, but serve a shared purpose: when we truly understand each other, we can collaborate in freedom.

Definitions:
“Main tenant”: Lynn Hillwood / Serene Warrior, who holds the primary lease contract with the Eemklooster management.
“Tenant”: (also referred to as ‘you’) the sub-tenant who uses the space on a regular or occasional basis under an agreement with Serene Warrior.
“The space”: room B1.21 (58 m²) on the first floor of the Eemklooster in Amersfoort.
“Materials”: all available items such as meditation cushions etc. that are standardly present in the space.
“Cancellation”: termination of the rental agreement by the tenant.
1. Time‑blocks: Renting a time‑block entitles you to 4 hours of space use. We aim to provide a free half‑hour before and after your session, so you have ample time to set up and leave the space tidy. Please ensure you leave on time so the next renter isn't delayed. Time‑blocks can be combined into full days or weekends. Overnight stays are not permitted.
Morning: 08:00–12:00
Afternoon: 13:00–17:00
Evening: 18:00–22:00
2. General Use & Rules: All offers made by the main tenant are non‑binding until the tenant completes the required deposit. The tenant must comply with these terms and conditions and those of the Eemklooster. Termination of the main lease by Serene Warrior automatically ends the sub‑lease. No compensation or damages are payable.
The entrance gate opens at 07:00 and closes at 22:00, and cannot be reopened from outside. You may exit until 23:15. Between 23:00 and 07:00, no one may be in the building. Overnight stays are prohibited. The front‑door must be kept closed evenings and weekends — it may not be propped open. Upon entry through the front door, you will find a touchscreen to control lights on the ground floor and first floor. For peace and safety, your visitors must be guided from the front entrance to the space and back. No wandering in the monastery, attic or inner gardens. No items may be left in the corridors; ask participants to bring minimal baggage upstairs. Silence and calm are essential. Disruption is not permitted. For louder activities, permission from Serene Warrior and coordination with co‑users of the Eemklooster is required.
The roof terrace is off‑limits for clients. The door may be opened for fresh air only. Construction work is ongoing around the monastery for the coming years. This may cause disturbance. Serene Warrior and the Eemklooster cannot be held liable. Disturbance does not entitle you to compensation. Latest updates are on the website under General Terms & Conditions.
The rented space may only be used for the agreed activity, and may not be sub‑rented or used by third parties. Illegal activities are strictly prohibited. In cases not addressed here, Serene Warrior will decide. Breach of any agreement may result in immediate termination without refund. Any costs or damages may be charged.
3. Liability & Insurance: The tenant is jointly liable for any damage to the space, materials, goods, or persons caused by themselves, their guests, participants, suppliers, or hired third parties. Serene Warrior accepts no liability for injury, damage or loss arising from use of the space. The tenant must hold adequate insurance and indemnify Serene Warrior against any claims. Any damage or defects must be reported immediately, preferably with photos. Repair, replacement, or compensation must be arranged within 7 days. Expenses may be deducted from the deposit or invoiced. For fire safety, candles are only allowed in closed lanterns under supervision. LED candles are a safe alternative. An AED is mounted outside, right of the front entrance. The first‑aid kit is in the space cabinet and also by the entrance.
4. Permitted Use & Setup: The space may only be used for suitable mindful activities (e.g. training, awareness work, breathwork, yoga, meditation, coaching, therapy). Parties, sales activities or any unlawful use are excluded. Comfortable usage is for up to 12 people, with a maximum of 20 people in total. Permanent storage is not allowed without written permission. The monastery is a national monument, so any modifications to floor, walls, or ceilings require written approval.
5. Use of Materials: You may use materials for up to 12 people: meditation cushions, head cushions, mats or mattresses, floor chairs, blankets, JBL Bluetooth speaker, 5 teapots, pens, scissors, etc. Shared kitchen, toilets and waiting area. Some plates and bowls provided. Electric kettle, teacups, cutlery, dishwasher, microwave, fridge. Bring your own: tea bags, food, drinks, tealights, paper… anything not listed above. There is no Wi‑Fi (but good mobile reception), so ensure mobile data or pre‑download what you need (e.g. Spotify playlist).
6. Cleaning & Tidying: The tenant is responsible for cleaning and tidying the space. The cleaning checklist below applies. The space must be left clean, tidied, and ventilated. If you request cleaning or leave the space untidy, €40 per hour cleaning costs will apply. Eat preferably in the kitchen or lounge so the space and materials remain stain‑free.
7. Keys & Access: Regular tenants receive a registered Eemklooster key. Loss: €50 replacement fee. Occasional tenants collect the key beforehand and return it immediately after use. When leaving, the space door must be locked, and after 18:00, the front door of the Eemklooster must also be locked.
8. Payment, Contract & Termination: Payment is made in advance via invoice, always VAT‑free. Regular sub‑rental per time‑block requires an annual contract. It automatically renews. The termination notice is 3 months before the renewal date. 1 month deposit required at start. Serene Warrior will apply the yearly rental increase charged by Eemklooster. Average increase: 7.5 %. For occasional rental, the invoice serves as binding agreement. To finalize your reservation, a (down‑)payment is required, signifying your agreement to the terms. At that point, you are contractually obligated to pay.
If the rental date is more than 3 months from invoice date: pay in full or a 10 % deposit within 14 days of invoicing. Balance due at least 6 weeks before rental date.
If rental date is within 3 months of invoice date: full payment is due within 14 days of invoice or before the rental begins, whichever comes first. Late payment results in a reminder. Continued non‑payment leads to a notice of default, and Serene Warrior may charge statutory interest and reasonable collection costs. Reservation may be canceled without refund or obligation. A variable pricing model may be applied to maintain accessibility for diverse groups. This is managed thoughtfully to support an inclusive and sustainable practice.
9. Cancellation of Occasional Rental: The tenant may cancel in writing (email). Cancellation is finalized once written confirmation is received from the main tenant.
Up to 3 months (90 days) before the rental date: 90 % refund.
1 month (30 days) before: 75 % refund.
Between 30 and 7 days before: 50 % refund.
Within 7 days, after start, or no-show: no refund.
Note: If the space is subsequently rented to someone else, you will receive a full refund plus credit note, minus a €10 administration fee.
A week is counted as 7 × 24 hours before the start date at 00:00 hr.
10. Force Majeure & Emergencies: If the main tenant, due to force majeure (e.g. fire, power outage, government measures, or other circumstances beyond their control), cannot provide the space, you are not entitled to compensation or damages.
11. Complaints Procedure: If you have a complaint or experience something unpleasant or unclear, contact [email protected], stating your name, the rental date, and a brief description of your concern. A response will be given within five working days, and we will seek a mutually appropriate solution.

Public Transport:
At Amersfoort Central station, OV-bikes and taxis are available.
It’s a 23‑minute walk to the Eemklooster.
Weekday bus service runs approximately every 5 minutes, weekends every 15 minutes.
You’ll arrive in 3 minutes at stop Prins Frederiklaan, just past the Eemklooster entrance.
Bus numbers: 202 (Utrecht), 34 (Westraven P+R), 56 (Wijk bij Duurstede)—alight at Potgieterlaan then 10-minute walk.
Return buses stop on the opposite side of the street.
Bicycles: park in the bike shed.
Parking: available right in front on P1.
2 charging stations are available.
Food:
A fantastic restaurant is on‑site: La Cantina.
Other (vegetarian) options nearby: Rozey, Het Lokaal, Hana, BROEI, Dara, Peter & Selie, Habibi.
You may also order via www.thuisbezorgd.nl.
(Vegan) catering by external parties is an option.
Overnight Stay:
Adjacent to the Eemklooster is Leerhotel het Klooster.
Fletcher Hotel‑Restaurant Amersfoort is near the Stichtse roundabout.
Nearby: Camping De ReCreatie.
Accessibility & Temperature:
The Eemklooster is wheelchair‑accessible. A lift is available.
The monastery’s thick walls keep temperatures comfortably moderate.
Windows and doors on all four sides of the room can be opened.
The room door has extra sound‑proofing.
The room measures 9.2 m wide and 6.2 m deep.

Abundant daylight is provided by a central entrance door, 3 windows on the left wall, 1 door to the roof terrace opposite, and 3 windows on the right wall.
There is no outside view. Curtains are in place. When you enter the room, the light switch is on the left just around the corner.
To the right of the door is a heating touchscreen panel. You can adjust temperature ±3 °C.
In severe cold, use the additional electric heater to pre‑warm the space — remember to turn it off afterwards.
What’s available?
Materials for 12 people:
A cabinet stocked with meditation cushions, head cushions, mats or mattresses, blankets, JBL Bluetooth speaker, 5 teapots, pens, scissors, etc. Shared kitchen, toilets and waiting area.
Some plates and bowls. Electric kettle, teacups, cutlery, dishwasher, microwave, fridge.
Bring: tea bags, Nespresso cups, food, drinks, tealights, paper… anything not listed.
No Wi‑Fi; good mobile reception. Ensure data or pre‑download what’s needed.
May I adjust the space?
Being a national monument, you may not attach items to floors, walls, or ceilings without permission.
You may place a rug in the center, bring flowers (with a vase), and create an altar, etc.
For fire safety and your full liability, candles only in closed lanterns; LED candles okay in open holders.
(Respect this rule please—I know someone who accidentally caught fire walking past their altar… absolutely horrifying.)
You may moderately burn sage or palo santo in designated holders—ensure no disturbance to other businesses in the corridor.
A Buddha statue, crystals, and a few sacred items from regular tenants are present—please do not move these.
First‑Aid Provisions:
Call 112 in an emergency. Then prop open the front door with the iron bar beside it, and send someone to receive the brothers and guide them.
A first‑aid kit is in the space. An AED is located outside next to the front door.
Cleaning Checklist:
☐ Materials neatly folded and in place
☐ Teapots empty and clean, returned to cabinet in the space
☐ Vacuum: vacuum cleaner is in the cabinet just past the men’s toilets
☐ New bags in bins: one in the space, one in the kitchen
☐ Please water plants on Mondays

☐ Dishes in dishwasher; empty if clean, run if full
☐ Countertop clean
☐ If needed, hang clean towel and tea towel; put dirty or wet ones in the hamper in the space cabinet
